A look inside: Richmond mega-mansion on farmland relisted for $22 million (PHOTOS)

A mansion within the agricultural land reserve (ALR) in South Richmond defines the extremes of decadence and is once again back on the real estate market.

Listed once again by Dracco Pacific Realty agent Layla Yang — who will soon be the subject of her own “Selling Sunset”-style reality show about her luxury real estate brokerage — the two-storey, European classical-style mansion — spanning a total floor area of over 22,300 sq ft — is located on a 10-acre lot at 9431 No. 6 Road, just north of Riverport Entertainment Complex.

There are nine bedrooms, nine full bathrooms, two half bathrooms, a recreational room with a wet bar and fitness gym, and a theatre, making it an entertainer’s home.

It has indoor garage capacity for six vehicles, but there is ample space to park many more vehicles on the paved outdoor frontage.

In the backyard, there is a giant chessboard, a garden with a covered roof structure and large water fountain feature, and a golf driving-range platform.

The residential structure, paved, and landscaped areas take up one-fifth of the lot on the eastern end of the property, while the remaining lot area is for agricultural purposes.

The listing price for the property is $21.98 million — far higher than BC Assessment’s latest assessed value of $4.247 million, with $4.291 million for the structure and just $44,261 for the land, as it is technically deemed for farming.

Built in 2018, it is one of the last mansions that fell under a previous controversial policy that permitted homes of this size on ALR.

In February 2019, nearly a year after the City of Richmond’s decision to continue allowing large mansions on farmland, the provincial government enacted a new overriding policy limiting the size of mansions.

To better preserve the ALR for farming and ranching uses, new homes on ALR can now only reach a total floor area of fewer than 5,400 sq ft, but special consideration for large homes will be provided if there is direct proof a larger home would support a farming business.

Bling Empire meets Selling Sunset: Vancouver reality show follows luxury Chinese realtors (TRAILER)

There’s a new reality show in town, Vancouver. And this one stars wealthy Chinese realtors instead of rich housewives.

Agent Unbreakable centres around controversial Vancouver real estate agent Layla Yang and her team of agents.

“Viewers follow as Layla tries to balance her big sister instincts with her shark-like business sense to maintain control over the group of agents who are all trying to reach the luxe lifestyle… at the cost of her personal life,” reads a release.


Yang once worked as a flight attendant but now sells homes valued up to $100 million and has nearly 40 agents working under her at Dracco Pacific Realty.

The show also stars agents Edward Zhang, Shane Xiao, Anzhelika Devaikina, Kevin Gurniak, and Eric Kalsi.
